Capital Properties will work with you whether you are a first time landlord or already have a number of properties to help save you time and hassle. We ensure that the rent set is realistic and achievable. We will fully reference prospective tenants and draw up all necessary tenancy agreements and documents.
As a landlord there are some legal requirements you will have to comply with. Anything that affects the stucture of the exterior and interior must be maintained and repaired, including electrical , heating, sanitary and hot water. Gas and electric safety checks must be carried out on a regular basis. If the property is to be let furnished there are other rules that apply to the suitability of furnishings. We will work with you to ensure you are fully compliant with all the necessary regulations.
Selective Licenses
The Housing Act 2004 gave local Councils the power to introduce ‘Selective Licensing’ of privatly rented property, to improve conditions for tenants and the local communities in certain areas.
The introduction of any ‘Licensing’ area has first to be approved by the Government and the local Council have to prove the the area’s in question are suffering from low housing demand, poor quality rented housing and anti-social behaviour all of which is having a detrimental effect on the community. It is not any Council’s intention to make all private rented properties subject to licensing.
The areas in question tend to be close to city centres or former mininy villages where unemployment is still a problem. As the price of properties in these areas and the potential yield from Local Housing Allowance(LHA) tenants are very attractive to investors. We have a substantial number of properties under Licence.
Each Council set their own critera to obtain a Licence and Capital Properties have become very experienced in dealing with their individual requirements.
Whether Landlords choose to become the Licence Holder themselves or appoint Capital Properties on their behalf we can assist and/or complete:
- All licence application paperwork
- Arrange for the Council to inspect the property
- Arrange quotations for any work required
- Carry out any necessary work required
- Ensure all certificates, gas, electric etc. are completed
- Completion of the Councils annual review paperwork
- Ensure that both Landlords and tenants are fully aware of their obligations
